Property Selection Criteria

Finding the Perfect STR Property

Not every property makes a good short-term rental. This chapter gives you a 15-point scoring framework to evaluate any property for STR potential, covering bedroom count, layout, outdoor space, parking, and the amenities that drive premium pricing.

Bedroom sweet spot: 2–4 bedrooms. Studios/1BR have limited appeal. 5+ bedrooms face higher vacancy and cleaning costs.

Layout matters: open-plan living areas photograph better and feel more spacious. Avoid choppy floor plans.

Outdoor space is a premium amenity: hot tub adds $30–80/night ADR. Private pool adds $50–150/night in warm markets.

Parking: minimum 2 dedicated spaces. In urban markets, parking can be a deal-breaker for guests.
