How to Use These Templates Correctly

The template is only as good as how you use it. Follow these rules every time.

01

Always Send in Writing

Verbal notices are unenforceable in most states. Every communication about rent, violations, or entry must be in writing — email or physical letter both work, but certified mail creates a delivery record.

02

Document the Delivery

Keep a copy of every notice you send. For Pay or Quit notices, use certified mail AND post on the door. Take a photo of the posted notice. This documentation wins eviction cases.

03

Know Your State's Rules

Notice periods, required language, and delivery methods vary by state. The templates include state-specific notes. When in doubt, a 30-minute consultation with a local real estate attorney is always worth it.
